You may be familiar with the website Zillow. This site essentially does an instant comparitive market analysis of your home using available public records data and recorded home sale information. There have been lots of discussions regarding the accuracy of the estimated values. Some are high, some are low, some are pretty darn close! The important thing to understand when using Zillow is that the estimate is only as good as the information Zillow can access. Some public records data is incomplete. Some home sales may have had a seller's concession not being taken into consideration. My best advice would be to take what the "Zestimate" says and look at some of the comps it is using with the help of a Realtor.
