Should you call the number on the sign?

  

 

 

So you’re driving along and see a great house.  Why not just work with the Realtor who’s name is on the sign?  Well, you could, but there’s a few things you need to know about how the agency relationships work in Michigan.  When a Realtor shows you a home, unless you have a signed Buyer’s Agency Agreement in place with that agent, he or she is showing you the home on behalf of the seller.  In other words, they are working in the best interests of the seller.  A better idea would be to find a Realtor that you are comfortable with to hire as your buyer’s agent.  That way the Realtor can negotiate on your behalf and look out for your best interests in your quest to find the perfect home!   What’s even better is that in the overwhelming majority of cases, it doesn’t cost you anything to have a Realtor working for you as your buyer’s agent!!  Why?  Because the seller of a home pays all agent commissions!
